Buyer: applies for a home loan, finds their dream property (within their home loan pre-approval price range), puts in an offer and sends Contract of Sale to their conveyancer or solicitor for review.
Property Purchase
Seller: accepts buyer’s offer, receives buyer’s deposit (held in trust until settlement) and signs contract of sale with the assistance from their conveyancing solicitors.
Buyer: once the seller accepts the offer, the buyer can complete the necessary building inspections, pay the deposit and sign the Contract of Sale with assistance from their conveyancing solicitors.
Final Home Loan Approval
Seller: conveyancing solicitor prepares for the mortgage discharge.
Buyer: submits final documents for unconditional approval of the mortgage.
Finalising The Sale
Seller: conveyancing solicitor organises with the buyer’s conveyancers to arrange the settlement
Buyer: signs the mortgage documents upon receiving unconditional approval. At the same time, the real estate agent organises the final inspection before settlement.
Settlement Date
Seller: your licensed conveyancing solicitor attends settlement on their behalf.
Buyer: conveyancing solicitor attends to settlement on their behalf.
